7-Eleven takes a share of gross profit rather than a royalty on sales, and in the real agreement the franchisor also carries the lease and the utilities out of that share. This model charges market rent separately, so the split is modelled net of what the franchisor pays for: 6% of sales rather than the ~50% of gross profit the agreement names. Charging both made the format lose money at the best address in the city, which is the kind of wrong that looks like a market conclusion.
